Home Inspections

The legislation controlling the production of Home Information Packs (HIP) recognises two types of Inspections.

Energy Performance Certificates

Using RdSAP methodology, this certificate confirms the current energy efficiency status of the house and is a mandatory document that must go into the HIP.

In addition, the Energy Performance Certificate shows what heat saving measures could be installed to improve the energy efficiency rating given to the house thereby reducing the heating bills and the carbon emissions.

Home Condition Reports

This is a property survey that describes the condition of the house, both its fabric and its services and the Home Inspector will include the Energy Performance Certificate as part of the Report. In addition the Report will indicate the house re-building costs for insurance purposes.

Although it is only a recommended document for inclusion in the Home Information Pack, this Report will identify any problems with the house and give the Seller time to put them right before the house goes on the market. In this way the Purchaser will be more certain about what they are buying and will be less likely to pull out. This means the Seller should achieve a faster sale and pay off their mortgage earlier.
